LET’S MEET
An introductory meeting can cover a lot of ground and set you on the right path, even before you’ve met with a designer or architect. We’ll discuss your goals, budget, timeline, and other matters of importance. This is a valuable first step in determining how to best approach your project for the outcome you want.
DUE DILIGENCE
Let us put you in touch with some of our past clients to learn about their experience with us, or visit a current project to see for yourself how we work. Chances are there’s a project in your area or close by.
DEFINE YOUR BUDGET
Prepare to have a conversation with your banker to determine your borrowing capacity. This will help define your lot size and location. If you intend to self-fund, set a preliminary budget that you can adjust according to lot rates and other hard costs.
SELECT YOUR LOT
We’re happy to recommend seasoned realtors to assist with finding your ideal space. If you already own a lot, having a survey of the property will confirm boundary lines and any restrictions or easements included in the property.
PRELIMINARY DESIGN
We’re available to assist with architectural and interior designs or you’re welcome to bring your own set of plans. Once we agree on the design and budget, we’ll formalize an agreement. We require a small deposit to begin work for the pre-construction phase.
FINANCE APPROVAL
Once your site plan and proposal are complete, bring them to your lender to secure financing. Your lender will appraise and underwrite your home for approval. Once everything is in place, underwriting typically approves in a few days.
PRE-CONSTRUCTION
After your agreement is signed and deposit received, our team will begin the pre-construction phase. A dedicated project manager will be assigned to your project and a start date will be set. You will also have access to our cloud-based project management system, which will allow insight into your project 24/7 to keep you informed throughout the project.
CONSTRUCTION
The construction process has roughly seven phases, depending on your specific plan, scope, complexity, and overall goals. These are: start of project, foundation, framing, roof and rough-in, drywall, trim-out, and completion. Each phase has a corresponding payment schedule, also referred to as draws. We will request draws based on phases of project delivery.
POST-CONSTRUCTION
Once your project is complete, we’ll perform a walk-through of your home with you to make note of any items that may need attention. Anything that needs to be revisited will be noted and a date will be set to make corrections as quickly and conveniently as possible.
WARRANTY AND BEYOND
When you’re satisfied with our work, we’ll issue your warranty and certificate of occupancy. We value our relationship with you and hope to work with you on future projects. It’s our goal to become your go-to contractor by delivering an unbeatable experience.
